When to sell on Oahu

The calendar matters. Your next move matters more.

Oahu has seasonal rhythms, but the right time to sell is usually the time that fits your plans.

Spring

Buyer activity often builds in spring as households plan moves before the next school year. More buyers can also mean more competing listings.

Summer PCS season

Summer brings many military PCS arrivals to Oahu’s bases. Homes near Pearl Harbor, Schofield, Kaneohe Bay and other installations can see added interest.

Fall and winter

The market is often quieter, with fewer new listings. Serious buyers are still looking, and your home may face less competition.

Your own timeline

Where you are going next, your financing, a job start or a report date usually matter more than the season. We plan backwards from your move.

Pricing

Price from the market outward.

Asking prices tell you what sellers hope for. Closed sales tell you what buyers actually paid.

Closed sales, not asking prices

We start with recent comparable closed sales near you, then look at active and pending homes you will compete against.

Condition

Updates, deferred maintenance and how move-in ready the home feels all change what buyers will pay.

View

Ocean, mountain and Diamond Head views vary block by block and floor by floor, and they can be hard to compare.

Land

Lot size, usable land, topography and tenure (fee simple or leasehold) all shape value on Oahu.

The cost of overpricing

A price without supporting evidence can keep a home on the market longer, invite lower offers and weaken your negotiating position.

Your priorities

Timing, privacy and certainty of closing can matter as much as the top number. We align price with what matters to you.

Marketing

Tell a precise visual story.

  • Photography and video. Ryan is a photographer with Hawaii Imaging Lab and films our home tours. We schedule around your home’s best light and keep images accurate.
  • MLS exposure. Listing on the MLS shares your home with local agents and their buyers, along with the search sites that display MLS listings.
  • Agent network. Local relationships and global marketing reach through eXp Realty help us reach buyers on and off the island.
  • Private showings or broad exposure. Some sellers value privacy; others want every possible buyer. We explain the trade-offs and current MLS rules so you can choose.

Offers and negotiation

Compare the whole offer, not just the price.

TermWhat to look at
PriceThe offered price, and whether it depends on an appraisal.
FinancingCash or loan, the type of loan and how strong the buyer’s pre-approval is.
ContingenciesInspection, financing, appraisal and any sale of the buyer’s current home.
DepositHow much earnest money and when it is due.
TimelineClosing date, contingency deadlines and whether you need time after closing to move out.

Inspection requests

After inspections, buyers may ask for repairs, a credit or a price change. You can agree, counter or decline. We review requests against the contract and the inspection findings with you.

Credits

A credit at closing can be simpler than repairs, but lenders may limit how much a buyer can receive. Escrow shows any credit on your closing statement.

Costs and net proceeds

What comes out of your sale price.

Your net proceeds are the sale price minus your loan payoff, selling costs and any agreed credits. Ask us to walk through an estimate before you list.

Brokerage compensation

As agreed in your listing agreement. We explain it clearly before you sign.

Escrow and title

Escrow and title charges are allocated by the contract and local custom. Escrow provides the figures.

Hawaii conveyance tax

Based on the sale price and statutory brackets. Escrow confirms the amount for your sale.

Mortgage payoff

Request a payoff statement from your lender; it includes interest through the payoff date.

HARPTA (non-residents)

Hawaii withholding that can apply when the seller is not a Hawaii resident. Withholding is not necessarily your final tax.

FIRPTA (foreign sellers)

Federal withholding that can apply when the seller is a foreign person. It is also not necessarily your final tax.

Withholding is collected at closing and credited against tax owed; exemptions or reduced withholding may be available. Talk with a qualified tax professional early. Official reference: Hawaii Department of Taxation. See also Hawaii Closing Costs & Conveyance Tax.

Seller readiness check

Are you ready to sell?

Four quick questions. Your answers stay on this page.

Question 1 of 4

When would you like to be moved out?

Who we help

Every sale starts with a different reason.

Choose the situation closest to yours.

Selling from the mainland or overseas

  • Much of the sale can be handled by phone, email and electronic signatures; escrow can arrange signing where you are.
  • We coordinate access, vendors, photography and showings locally so you don’t need to fly back for each step.
  • Plan vacancy care: utilities, yard service, pest control and regular checks while the home is on the market.
  • If you will not be a Hawaii resident at closing, ask a tax professional about HARPTA withholding early.

Quick answers

Frequently asked questions

How do you decide on a list price?
We start from comparable closed sales, not other sellers’ asking prices, then adjust for condition, view, land, location and the homes you would compete with today. You make the final decision with the evidence in front of you.
Should I make repairs or updates before listing?
Not always. Fixing known problems, cleaning and small touch-ups usually help buyers see the home clearly. Larger projects only make sense when they fit your budget and timing. We walk the home with you and help you prioritize.
What do I have to disclose when I sell in Hawaii?
Hawaii requires residential sellers to give buyers a written disclosure of material facts they know about the property. Answer honestly from your own knowledge and gather supporting records. Ask a Hawaii real estate attorney if you are unsure how to answer a question.
Who pays the Hawaii conveyance tax?
On Oahu the seller customarily pays the Hawaii conveyance tax, though the purchase contract controls. The amount depends on the sale price and statutory brackets; escrow confirms it for your sale.
What are HARPTA and FIRPTA?
HARPTA is Hawaii withholding that can apply when the seller is not a Hawaii resident. FIRPTA is federal withholding that can apply when the seller is a foreign person. Withholding is collected at closing and is not necessarily your final tax; exemptions or reduced withholding may be available. Talk with a qualified tax professional early.
My home has solar panels. Does that complicate the sale?
Owned systems usually transfer with the home. Leased or financed systems and power purchase agreements have their own transfer or payoff rules, and the buyer may need to qualify with the provider. Find your contract early so it doesn’t delay escrow.
Can I sell while I live off-island or am deployed?
In many cases, yes. Much of the process can be handled by phone, email and electronic signatures, and escrow can arrange signing where you are. We coordinate access, vendors and showings locally.
How long will it take to sell my home?
It depends on price, condition, location, buyer demand and how the escrow goes. We won’t promise a number. Instead, we map out the steps for your home and update you as real buyer activity comes in.
