Budget beyond the purchase price

Buyer costs may include lender origination and underwriting fees, an appraisal, inspections, escrow and title charges, recording fees, prepaid interest, insurance and tax or association prorations. Seller costs may include agreed brokerage compensation, escrow and title allocations, mortgage payoff expenses and Hawaii conveyance tax. Allocation depends on the contract and circumstances, not a universal percentage.

How conveyance tax works

Hawaii conveyance tax generally applies when real property is transferred. The amount depends on consideration and statutory price brackets, with a different schedule for certain transfers where the purchaser is not eligible for a county homeowner exemption. Do not apply a mainland rule or assume a single flat rate. Escrow or a qualified tax adviser should confirm the applicable schedule, exemptions and filing for the specific transfer using current Hawaii Department of Taxation guidance.

Distinguish tax from withholding

HARPTA may require withholding when a seller is not a Hawaii resident; FIRPTA may apply to foreign sellers. These are separate from conveyance tax. Withholding may differ from the final tax due, and exemptions or certificates can require advance planning. Consult a qualified tax professional before setting your expected net proceeds.

Ask for transaction-specific estimates

Request a lender estimate and an escrow estimate early, then review updated figures as the contract and financing develop. Ask about association transfer fees and special assessments, and confirm who pays each item. Budget a reserve for items that are not closing costs, such as repairs, moving and new insurance coverage.
